Help with reception and antenna

Hi guys, newby here.
I have been doing some reading on what others have been using and trying to get an idea whether I am doing things right or need to go another route.
I currently am using a Mohu Sky 60. It is mounted on a mast off of my roof approx. 40 feet above the ground. I do have the possibility of increasing the altitude a little more if needed.
My problem is I only get about 6 stations in. And my neighbor using a older UHF/VHF antenna gets about 15 more stations in than I do. With the same conditions around the antenna.
From what I am seeing I believe I need to do something differently.
Any suggestions, comments to point me in a better direction and improve my reception? Antennas, amplifiers etc.

Which direction is it facing (the flat sides) and which 6 stations are you getting.

It is facing north and south, the main face is south at approx. 175°.
The virt channels that I get are 6,12 (off and on),18,25 (off and on),28,49,53,66.
