You do not need high-gain preamp. You probably don't need a pre-amp anyway, but the information is insufficient.
Your plot indicates that Google couldn't find your address, so it guessed. Therefore, there's no way of knowing how accurate or inaccurate it might be. Use the procedure in this post to generate an accurate plot:

The DB8 should realize about -15 dB of gain on VHF 12 which still should leave plenty of signal margin assuming no interference and an accurate calculation. However, your path profile for ch 12 shows you're behind a rather substantial hill which, in my interpretation, means that measly 5.4 kW signal is going to be substantially weaker than forecast and it will also be much more susceptible to interference.
Let's see an accurate location plot. Also, be observant for for power lines and the like out near the antenna as they can radiate noise that interferes with reception.
You also have a ton of nearby FM stations which might also cause issues.
