It doesn't look like an ideal location to me either, indoors and on the ground floor. But, the signals are fairly strong and in the same direction. A lot will depend where she is in the building and the type of construction. You will just have to try it.

It looks like she would need a BIG antenna for VHF-Low channel 5, but a report from rabbitears.info shows WTVF CBS also on real channel 25:
The most difficult channel will be WSMV on VHF-High channel 10 and it's the weakest one.
I suggest you try a GE 29884, which requires assembly, an Antennas Direct C2V, or an Antennas Direct C2MAX which is replacing the C2V. If you get the C2MAX, add the accessory reflector.
