Agreed, this one is rather challenging. I'm in the same 'boat' as teleview, all the other options I can think of just add expensive tuned combiners and more long antennas. (But they are good looking.)

@mdoverstreet, I'm curious, will 45' or 50' clear nearby trees?

It seems reasonable to do the 7698 to start with as telview has suggested. If it isn't able to provide reliable reception of the Springfield signals it will give you enough information to decide if separate UHF and VHF antennas would be worth considering. And it would not go to waste, there are a few other directions to point it if you did add a stack of 91XG & Y10713 aimed at Springfield.

I don't share much enthusiasm for rotators either, but on a second antenna and in a single TV home... It's an option I'd ponder.
