While I would opt to install a large outdoor antenna system, it sounds as if you are intent on an indoor soulution. If that's the case, the DB8E is not overkill. In fact, the building penetration losses may render the DB8E ineffective... You won't know until you try.

The DB8E and other UHF only antennas will leave you with less reliable reception of real channels in the range of 2 through 13. Channel Master claims the CM-4228 has some capability in the CH-7 through CH-13 range, but unlike the DB8E, the CM-4228 lacks the ability to aim each panel separately.

(Again, I'd be above my roof, proudly flying a combination of the DB8E, Y5713 and CS600)

If the well is dry and you don't see rain on the horizon, you'll need to dig the hole deeper. (If the antenna can't get the job done, an amp won't fix it.)
