Before I make any suggestion, it is important to keep your expectations reasonable in this application. Utilizing the window, you still have a major obstruction in your path. Plus, you have a lot of energy being emitted by computers, building wiring etc that'll be competing with the signals you want to receive. The upshot is even with the best indoor antenna, factors in your immediate vicinity could cause less than reliable reception. Be prepared for this scenario.
That said, some on this forum have found the amplified Mohu Leaf has worked well for them.

Your report indicates pretty good signal availibility. A problem you have is the presence of high VHF in your report (CBS, ABC, PBS). The leaf does offer some VHF support, but it is very secondary to UHF. That means, that the VHF signals may not reliable.

Generally, indoor antenna applications aren't ideal for reception. If it is all you have, then its the expectations that you need to manage. I suggest perhaps the HD Blade, mount it in your windows and give it a try and you'll know what your location is capable of. There is no way to fully predict in an environment with obstructions and electronics running what your reception will be until you test it.

We are moving offices and it is now in a downtown setting. Looks like we will be on the first floor, my office does have a window faceing south-ish, with a six story building across the street (that is th tallest building in the downtown area). What will be my best choice for indoor antenna, I've looked at the Wineguard flat wave amped anything better.
