It sounds as if you're intent on making an attic install work.
Skip the ANT-751 and HBU-11. Go large, the CM-4228 (dicey H-VHF support) or Antennas Direct DB4e + Antennacraft Y5713 + UVSJ (Y10713 if it can fit).

If the well is dry and you don't see rain on the horizon, you'll need to dig the hole deeper. (If the antenna can't get the job done, an amp won't fix it.)
