Two antenna options are
Winegard HD7698P with AP 8700 preamp.
Y10-7-13 for VHF plus a 4-8 bay UHF with a AP 2870 preamp.
A 7777 preamp will also work with either antenna.
The stations to the south are too weak, a rotator offers no advantages.

Agreed, an attic install will be ineffective and disappointing. I'd investigate higher mounting options using the TV Signal Analysis and/or Interactive TV Maps tools.
If there is no advantage to mounting higher, I'd opt for the dual antenna system, possibly using an Antennas Direct XG91 instead of the panel style antenna. (The upside for the XG-91 would be a bit more reliability receiving the UHF signals just east of due north. The down side would be little chance of receiving KPXM, real CH-40 without using a rotator.) The AD, CPA-18 is worth adding to the list of good amplifiers already mentioned though the CPA-18 would require an external UVSJ.
