I agree with most of your advise John, though I think this could be a case were 'less is more'. An RCA ANT-751 or Antennacraft AC9 aimed as you suggest, offers better balance of signal levels east versus west. The HD7694P may have more F/B ratio than would be ideal for this location.

Just my opinion...

8ball, the DB-4 is an excellent UHF only antenna. John & I are suggesting antennas that include both UHF and VHF coverage given the presence of real VHF channels 7,9 & 13.
